Longer listings, softer prices: Western Slope housing continues shift toward buyers as winter slowdown nears

Colorado’s housing market is stepping closer to the winter season with steady prices and signs of a broader market recalibration, according to the latest Market Trends Housing Report from the Colorado Association of Realtors. 

But while statewide trends show slowing sales and listings, some Western Slope counties are seeing surging sale numbers, rising inventory and modest price drops. 

Colorado’s average number of sales and new listings both fell in October. Statewide totals showed 9,659 new listings and 7,353 home sales, both down 2% from this time last year. Meanwhile, active listings from markets across the state reached 30,803, according to the report.

2026 Residential Real Estate Outlook: 5 Key Trends To Watch

Real estate site and platform Zillow recently announced its six hottest home trends to watch in 2026, analyzed from millions of for-sale listings. Five of them enhance functionality, safety or health, continuing a pattern of homebuyers linking where they live to their wellbeing since the pandemic.

1. Sports And Recreation

Having athletic facilities at your address is becoming more of a priority. If you’re purchasing a condo or townhouse, that’s likely a shared building or community amenity. Pickleball courts are dominating, Zillow says. Golf simulators are also popular. (This might be a backyard feature if your home has outdoor space, or tucked into a larger home office for the executive who loves to putt between PowerPoints.)

“Golf simulators are popping up in 25% more listings on Zillow,” the report cites, “while pickleball courts are also up 25%, reflecting the sport’s rapid rise in popularity. Even batting cages showed growth with 18% more mentions, underscoring the shift toward active, personalized play at home.”
